When you decide to study Japanese in Japan, one of the most important (and sometimes confusing) questions is: where am I going to live? It’s natural to imagine renting an apartment months in advance, signing long-term contracts, or looking for a furnished place. But in Japan, the rules are very different—and that’s where we come in to help!
Why is it not so easy to rent as a student?
First, it’s important to understand that foreign students don’t have the same access to the traditional Japanese rental system as locals. Why?
- Many contracts require a Japanese guarantor, which can be a challenge for newcomers.
- Traditional leases are usually for 2 years and require multiple upfront payments: deposit, “key money,” agency fees, etc.
- Furnished apartments are rare and more expensive than standard ones.
- In Japan, you usually can’t rent a place 6 months in advance. Most listings open only 1 month before the move-in date.

- Specific rules (curfews, guest policies, etc.)
Student Studios
A bit more expensive, but ideal for those who want full privacy.
- Furnished and ready to move in.
- Fewer administrative hurdles.
- Good choice for independent students.
Temporary Stays (hotel, hostel, Airbnb)
Some students prefer arriving a few days early and looking for a place while in Japan.
- Helpful if you want to explore neighborhoods before committing.
- Not the most budget-friendly long-term solution.
